Club One
For nearly 40 years, Club One has been a landmark in Savannah, with world-renown drag shows honoring the legacy of the legendary The Lady Chablis who called this place her home.
Now, under new local ownership, Club One enters a new era, offering an exciting variety of experiences including world-class drag entertainment, an upleveled cocktail program, a high energy dance floor, a restaurant, and more. Whether you’re looking for an elevated yet accessible dinner, a sexy late night ultra-lounge, a wild drag show, a boozy brunch, or to dance the night away, the new Club One has something for everyong.
Savannah Cabaret
Since 2021, the Savannah Cabaret has been serving up some of the best live music and theatre experiences in Savannah, playing to sold-out crowds with their unique cabaret shows, name-brand original productions like “Time Traveling Queens,” “Christmas in Mistletoe Falls,” and the “Murdered By…” series.
With their new home at Aquaplex, the Savannah Cabaret steps into the spotlight with a custom-built 150-seat theatre and a separate, intimate 50-seat piano cabaret room. This incredible new, one-of-a-kind facility will offer world-class entertainment, not just from the home troupe and the legendary Club One Cabaret drag queens, but from partnerships with local performing arts companies like the Bay Street Bombshells, Tied & Tassled Fetish Cabaret, the Bay Street Theatre, and many more.

Ghostlight
One of the favorite things about the former Club One was the basement level Bay Cafe, a casual neighborhood haunt where the bartenders were friendly, the drinks were affordable, and the atmosphere convivial.
The new Ghostlight bar brings all that and more as it acts as the “front door” for Aquaplex. Guests will pass through Ghostlight to get to Club One or the Savannah Cabaret and “exit through the gift shop” (so to speak) on their way out.
This is the place for conversation, friendship, and fun with comfortable seating, pool tables and gaming, and an all-new craft cocktail menu to supplement the budget-conscious happy hour and all-night drink specials that Ghostlight will become famous for.
A Vision for the Future
Located a 111 Martin Luther King Jr. Blvd, the new Aquaplex Savannah facility will feature multiple levels of branded nightlife, dining, and entertainment experiences. The flexible layout will create dynamic opportunities for programming, allowing a “something for everyone” destination that can change and adapt daily, weekly, and seasonally.
Main Level: Club One and Ghostlight
The main floor of Aquaplex will feature a multi-level space that can act as a casual bar, a sexy lounge, a dynamic entertainment space, a dance club, a restaurant, and more.
The front of the space is Ghostlight, a casual bar with comfortable seating, pool tables, gaming machines, a lounge, and more.
The middle of the space is Club One nightclub/restaurant with an elevated stage, a bar, a variety of lounge worthy seating options, an outdoor patio, a dance floor, social-media photo opportunities, and more.
The rear of the space has a full kitchen, service areas, gender-neutral bathrooms, storage, and more.
Second Level: Club One and Savannah Cabaret
The second floor of Aquaplex will feature a 150-seat showroom (expandable), a show bar, a 50-seat cabaret with a lounge loft, backstage areas, dressing rooms, offices, and more.
The main showroom will host the mainstage Club One Cabaret drag shows, Savannah Cabaret theatre productions, and revenue-generating third-party book-ins from other local performing arts companies who currently do not have stages of their own.
The cabaret will host smaller entertainment acts (from singers to comedy to magic and beyond), karaoke, and open-mic piano events.
Mezzanine Level: Club One and Savannah Cabaret
The mezzanine level will feature additional theatre and cabaret seating, a state-of-the-art light/sound booth, an office, storage, and more.
A Partnership for Success
The following proposal is being offered as a starting point for conversation.
- Aquaplex will purchase the building at 111 Martin Luther King Jr. Blvd.
- Note: The commercial listing for the property indicates the building is 5,500 square-feet on each of the two floors for a total of 11,000 square-feet. Our research indicates that it is closer to 4,800 square-feet on each floor, for an estimated 9,600 square-feet. This should be verified with the seller.
- Aquaplex will partner with Ghostlight ONE to develop a buildout plan that is based off of the above layouts and floorplans but is mutually acceptable to all parties.
- Aquaplex will do the buildout to bring the buiding to “white box” condition that would be required for any tentant including:
- All structural enhancements (removing posts, steel support beams, etc.)
- Code requirements (sprinklers, fire-rated stairwells, etc.)
- Facilities (HVAC, plubing, electrical, kitchen vents/hoods, etc.)
- Exterior doors to courtyard
- In addition, Aquaplex will do the Ghostlight ONE business-specific buildout of the facility including:
- Interior walls, doors, and windows
- Bars and service areas
- Stages, risers, and rakes
- Fixtures and appliances (kitchen, bar, bathrooms, etc.)
- GhostlightONE will provide:

- Decor
- Furnishings
- Glassware, silverware, and tableware
- Lighting
- Tech (lights, sound, POS, etc.)

- Aquaplex will act as “landlord” to the businesses owned and operated by GhostlightONE including Club One, Savannah Cabaret, and Ghostlight and will have no operational interest in any of those businesses.
- In lieu of rent, GhoslightONE will pay Aquaplex 20% of net profits distrubted annually per the fiscal year until such time as the business-specific buildout costs have been repaid.
- Then GhoslightONE will pay Aquaplex 10% of net profits or $30 per square foot plus triple net, whichever is greater, per year with a .5% annual increase of net profits or 3% annual increase in the per-square-foot rate through the life of the lease.
- GhoslightONE will be seeking a long-term lease – preferably 20 years but a minimum of 10 years with an optional 10-year renewal with first right of refusal at the terms as they exist at the end of the lease.
